Project Overview

AMI Technologies Ltd. is proud to undertake the complete design, supply, and installation of state-of-the-art fire safety systems for Finlay Properties Ltd., located at 2 No. Gate, Chittagong. This comprehensive fire protection project encompasses three critical safety systems: an advanced addressable fire detection and alarm system, a robust fire hydrant system, and an automatic fire sprinkler system. The project aims to provide complete fire safety coverage for the entire facility, ensuring the protection of lives, property, and business operations in accordance with Bangladesh National Building Code (BNBC) and National Fire Protection Association (NFPA) standards.

Project Scope and Objectives

The primary objective of this project is to establish a multi-layered fire protection infrastructure that offers early detection, immediate alerting, and effective fire suppression capabilities. The integrated approach combines active fire detection with passive and active suppression systems, creating a comprehensive safety network that addresses all potential fire scenarios within the facility.

Our team of certified engineers and technicians will conduct a thorough site assessment to determine optimal equipment placement, system design requirements, and integration points. The project will be executed in phases to minimize disruption to ongoing operations while ensuring compliance with all relevant safety codes and regulations.

Fire Detection and Alarm System

The fire detection system will feature cutting-edge addressable technology from internationally recognized manufacturers including Cooper (UK), Simplex (USA), Hochiki (USA), or Triga (USA), all holding UL, FM, and LPCB certifications. The system will include:

Control Panel Infrastructure: A sophisticated fire alarm control panel with large touch-screen interface will serve as the command center, supporting multiple detection loops with capacity for up to 200-318 addressable devices per loop depending on the selected manufacturer. The panel will feature event history buffering with date and time stamps, enabling comprehensive incident documentation and analysis.

Detection Devices: Strategic placement of intelligent addressable smoke detectors throughout all occupied spaces, corridors, and critical areas will provide early warning capabilities. Heat detectors will be installed in areas where smoke detection may not be suitable, such as kitchens, mechanical rooms, and areas with high ambient particulate levels. Multi-criteria sensors combining smoke, heat, and CO detection will be deployed in high-risk zones for enhanced reliability and reduced false alarms.

Manual Alarm Activation: Manual call points (pull stations) will be positioned at all exit routes, stairwells, and strategic locations throughout the facility, ensuring occupants can manually trigger the alarm system in emergency situations.

Notification Appliances: Horn-strobe combinations and audio-visual notification devices will be installed throughout the premises to ensure audible and visible alarm signals reach all occupants, including those in noisy environments or individuals with hearing impairments.

System Integration: The fire alarm system will feature network capability, allowing integration with building management systems, access control, and emergency lighting systems for coordinated emergency response.

Fire Hydrant System

A comprehensive fire hydrant system will be installed to provide manual firefighting capabilities for both building occupants and responding fire brigade personnel. The system components include:

Water Supply Infrastructure: A dedicated fire water storage tank with sufficient capacity to meet NFPA requirements will be installed, connected to a reliable pressurized distribution network throughout the facility.

Hydrant Valve Network: Wet-type fire hydrants will be strategically positioned at maximum 60-meter intervals, ensuring complete coverage of all areas. Each hydrant will be equipped with landing valves, non-return valves, and OS&Y (Outside Screw and Yoke) gate valves for isolation and maintenance purposes.

Fire Hose Systems: Fire hose cabinets containing hose reels, nozzles, and accessories will be installed at designated locations, providing immediate access to firefighting equipment. Each cabinet will be clearly marked and include instructional signage.

Control Valves and Accessories: Zone control valves, alarm check valves, pressure relief valves, and Y-strainers will be integrated into the system to ensure proper operation, maintenance accessibility, and system reliability.

Fire Brigade Connection: External fire brigade connections (siamese connections) will be installed at ground level in easily accessible locations, allowing fire department pumpers to supplement the building's water supply during major fire events.

Fire Sprinkler System

An automatic fire sprinkler system will provide immediate fire suppression capabilities without requiring human intervention. The system design includes:

Sprinkler Network: Automatic sprinkler heads will be installed throughout all areas requiring protection, with head spacing and coverage designed according to occupancy hazard classification per NFPA 13 standards.

Sprinkler Head Selection: Appropriate sprinkler head types (pendant, upright, sidewall, or concealed) will be selected based on architectural requirements and fire protection needs. Quick-response sprinklers will be used in high-occupancy areas for faster activation.

Control Valves: Alarm check valves will be installed at system risers to maintain water pressure and trigger alarms when water flows through the system. Zone control valves will allow isolation of specific areas for maintenance without shutting down the entire system.

Pressure Monitoring: Pressure gauges, switches, and monitoring devices will be integrated throughout the system to ensure proper operating pressure and provide early warning of system issues.

Fire Pump System

To ensure adequate water pressure and flow for both hydrant and sprinkler systems, a complete fire pump package will be installed:

Primary Fire Pump: An electric motor-driven centrifugal fire pump sized to meet the combined demand of the sprinkler and hydrant systems simultaneously, with capacity calculated per NFPA 20 standards.

Backup Pump: A diesel engine-driven fire pump will serve as backup, ensuring system reliability even during power outages or primary pump failure.

Jockey Pump: A small jockey pump will maintain system pressure during normal conditions, preventing unnecessary activation of the main fire pumps due to minor pressure fluctuations.

Pump Controller: Fully automatic fire pump controllers with UL/FM listing will provide reliable operation, monitoring, and alarm functions, with remote monitoring capabilities integrated into the building management system.

Installation and Quality Assurance

AMI Technologies Ltd. will provide turnkey installation services utilizing our experienced team of certified technicians. Our installation process includes:

  • Detailed shop drawings and as-built documentation
  • Hydrostatic pressure testing of all piping systems
  • Functional testing of all detection and alarm devices
  • Flow testing and commissioning of fire pumps
  • Integration testing of all system components
  • Staff training on system operation and maintenance
  • Comprehensive documentation including operation and maintenance manuals

Compliance and Certification

All systems will be designed, supplied, and installed in full compliance with:

  • Bangladesh National Building Code (BNBC)
  • NFPA standards (NFPA 13, 14, 20, 72)
  • Local fire authority requirements
  • Manufacturer specifications and guidelines

All equipment will carry appropriate international certifications including UL, FM, LPCB, and VdS approvals.
